The Director of Marketing and Communications for both Guardian Real Estate Services LLC (corporate parent) and Guardian Management LLC (property management division), is responsible for the planning, development and implementation of marketing communication, strategies and public relations activities in support of company goals. This professional is the driver of Guardian’s branding and marketing function, including but not limited to corporate branding strategy, multi-family properties and new asset introductions providing innovative, dynamic communication and marketing direction and programs for all properties including stabilized, lease-ups and repositioning.
Critical to the success of this role will be an individual who has demonstrated strategic thought leadership and strong communication skills with a comfort in crafting and delivering presentations. This individual must thrive in an entrepreneurial environment with sometimes rapidly evolving priorities, and desires to work in a collaborative nature to significantly contribute to the vision, long term success and growth of Guardian. This position reports directly to the President and is highly visible internally and externally in the communities in which we are located.

Education and/or Experience:
•Bachelor’s degree or equivalent combination of education and experience in Marketing, Journalism, Communications, Real Estate or related disciplined.
•Minimum five to seven years of work experience in marketing and communications with at least two of those years at a senior marketing level.
•Highly desirable, but not an absolute requirement, is experience in multi-family marketing plans for new product, stabilized communities and properties undergoing renovation is highly desirable but not an absolute requirement. Desired experience includes market research, product repositioning, branding, multimedia advertising and online marketing strategies.
•Has demonstrated strategic thought leadership and strong communication skills with a comfort in crafting and delivering presentations.
•Exceptional communication skills, both oral and written.
•Acts with discretion and confidentiality when handling sensitive information
•Strong leadership and interpersonal expertise required.
•Requires a high level commitment to customer service and collaborative, team oriented, attitude.
•Ability to identify and solve problems
•Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form
•Ability to work independently
•Excellent project management skills with meticulous attention to detail and reliable follow through.
•Strong ability to adapt solutions to new situations requiring reasoning based on experience or interpretation.
Computer / Equipment Skills:
•Proficient in Adobe Design Suite
•Proficient with email marketing programs and website content management systems like Wordpress, etc..
•Knowledgeable in the function and use of various training media, including web-based
•Demonstrates a basic working knowledge in Microsoft Excel, or other spreadsheet
•Proficient with various computer software programs such as Microsoft Office, Word and E- mail
•Experience with a Windows environment.
•Yardi and Rent Café experience highly desirable.

•Oversee the planning, development and implementation of marketing and communications strategies, including print, digital (display, SEO/SEM, organic and paid search), social media, video and website development.
•Manage the public relations aspect of Guardian, including but not limited to, writing and delivering press releases and handling all communication sent to the public.
•Manage media relations and maximize media opportunities.
•Develop internal publications such as newsletters, releases, email announcements, planned publications, on-line, intranet, video and special projects.
•Provide Marketing planning and leadership by ensuring that the appropriate programs, systems, training and reporting are developed in order to meet and exceed the established goals and direction of Executive Management.
•Provide project management leadership, including effective selection and utilization of outside marketing partners and resources for multiple communications and marketing initiatives.
•Support Business Development efforts for Guardian’s third-party property management offering, working to secure new owners/clients
•Oversee unique asset and portfolio level marketing and leasing functions ensuring rapid lease-up, at target rent rates and following consistent stabilization.
•Manage SEO strategy and social media platform(s) for both unique properties as well as Guardian Corporate.
•Reputation management, including monitoring online reviews and ratings, collaborate with appropriate staff to craft and post responses as appropriate.
•Review traffic and sources to determine patterns and trends for all properties. Analyze the quality of marketing tactics and effectiveness, administer modifications as needed.
•Review, track and negotiate bulk advertising contracts for sites, such as print or website advertising.
•Train and monitor marketing plan development at the site level. Assist properties with low occupancy to determine reason, develop and implement plan to bring property occupancy in line.
•Direct public aspect of any issue or crisis, including emergency response communication strategies and implementation
•Assists with special projects as requested, such as event planning, employee recognition and sponsorship programs.
•Utilize computer and software, including Microsoft Word, Excel, Outlook (e-mail) Adobe Creative Suite, Word Press and Property Management specific software in completion of duties.
•Participates as required in operational and development strategy sessions and meetings with company President and/or Executive Team.
•Partner with other corporate departments assisting with communication or marketing efforts as needed.
•Plan and participate in sponsorship programs and conferences
•Represent Guardian Management in a professional and ethical manner in the community.
•Attend periodic industry meetings, training events and functions.
•Understand industry accounting terms and financial principles.
•Assist President and Executive Team with special projects
•Work in cooperation with other departments to meet marketing needs
•Active participation in intra and inter-departmental meetings
•Participation with local industry associations
•Attend and participate in training classes
•Develop training classes in sales or marketing
•Assist and enhance company-wide Guardian Green Initiative
